For non-emergency repair requests in the broader Parker County area (Weatherford, Willow Park, Hudson Oaks, Annetta, Springtown). Tenant or owner calls our office, you don't get the call.
Volume pricing
10-15% below our consumer rates after we cross 8 calls in a year together. Tiered structure means more partnerships = better rates. Fair to both sides.
Direct billing
Bills go directly to the property owner or to the tenant's renters' insurance. We handle the paperwork. You don't middle the invoice.
Documentation on every job
Photos before/after, parts replaced, labor hours, condition assessment, recommendations for the owner. Sent to your inbox within 24 hours of job completion.

On-site fix
2-hour response 76008/76087/76126. Most repairs done same visit (springs, openers, photo eyes, panels). Trucks stocked.
Documentation + invoice
Photos + condition report sent to you within 24 hours. Invoice goes direct to owner or insurer.
What This Costs You
Plain answer: nothing.
The partnership is free to set up. There's no contract, no minimum-volume commitment, no cancellation fee. You're not paying us anything to be on your vendor list.
You pay for service calls when they happen, at the volume-tier pricing. If we don't perform — slow response, sloppy work, hidden charges — you stop using us. No friction.
Volume pricing tiers (after first 90 days of work together)
- Tier 1 (1-7 calls/year): Standard consumer rates. Useful for occasional needs.
- Tier 2 (8-20 calls/year): 10% off all parts and labor.
- Tier 3 (21+ calls/year): 15% off, plus quarterly portfolio review with recommendations.
Volume tier upgrades retroactively at the year mark — if you hit 21 calls but were paying Tier 2, we credit the difference at year-end.

Why We Built This Program
Property managers we already work with kept telling us the same thing: garage door problems are a disproportionate amount of the maintenance friction in your day. Tenant calls about a broken spring, owner is unreachable, multiple vendors give wildly different quotes, the unit is unrentable until it's fixed.
Most of those issues don't need to be hard. Springs break on a known cycle (7-10 years on standard 10K-cycle). Photo-eye problems are 5-minute fixes. Storm panel damage is a covered insurance peril most of the time. The hard part is having a vendor who actually shows up fast and writes a clean report.
That's the whole program. We do the showing-up-fast and the writing-clean-reports. You manage everything else without garage doors being part of your stress.
If it works, you keep using us. If it doesn't, you don't. We're not asking for an exclusive arrangement or a long-term contract — just a chance to be tested.
Who Runs This
I do. I'm Derik Glick, owner of Wild West Home Services and Wild West Garage Door. We're based in Benbrook with techs running primarily out of 76126 / 76008 / 76087. Family business. I'm the primary contact for every PM partnership — your direct cell to my direct cell.
I'd rather under-promise and over-deliver than the other way. The 2-hour response window is what we can hold today with the trucks we have. As we grow we'll keep that promise specific to the zip codes where we can actually keep it.

FAQ
Are you exclusive to property managers?
No. Most of our work is direct-to-homeowner. The PM partnership is a structured program for B2B clients who want a single-vendor relationship with predictable terms. You're welcome to keep using whoever you currently use — we just want to be tested.
Do you require a minimum number of calls per year?
No minimum. The volume pricing tiers reward higher call volume but there's no penalty for using us less.
What if your tech makes a mistake on one of my units?
Direct call to me. We fix it free, fast. The 10-year workmanship warranty covers any of our work failing — labor and parts.
Can you work directly with renters' insurance?
Yes. We bill renters' insurance carriers directly when the tenant has a covered claim (typically water damage where a garage door failure is contributing). We document everything for the claim file.
What about emergency calls outside business hours?
4-hour response after hours within 76008/76087/76126. Slightly longer for outlying zip codes. Flat after-hours fee added per call.
Can you do annual maintenance / safety inspections on tenant turnover?
Yes. We offer turnover safety inspections at $129 each (volume-tier discounted). Springs, cables, photo-eye, balance, opener safety reverse — all checked, written report.
What zip codes do you cover?
Primary 2-hour response: 76008, 76087, 76126. 24-hour callback: 76086, 76088, 76020 (Springtown), 76067 (Mineral Wells), 76135 (north FW), 76116 (west FW). Outside this radius — we'll quote on a per-job basis but can't promise the SLA.
Do you charge for estimates?
No. All on-site assessments are free. We provide written quotes before any work. The only time you'd pay before work is for an after-hours emergency dispatch fee, which is disclosed up front.
